Simple Steps in Preparing your Home for sale

Preparing one's home for sale is quite often the biggest stress of the entire selling process. Most of us are proud of our homes, and we think that they look just fine the way they are. That is before we have the REALTOR's visit and a few disparaging words, meant for our own good, of course.

Getting over our natural inclination to defend our tastes and our homes is the first step toward developing a good relationship with our realtor, who will eventually find us a suitable buyer for our treasure.

There are some basic things that we can all do for little or no cost that will help prepare our home for that first meeting and for our forthcoming sale.

Before we start we have to remember that we must now seperate ourselves and see our home as an Investment for sell. I know it's tough but, it's a "must do" in order to sell.

1)Clear the clutter! Most of us have it, your potential buyer probably has their own, but they don't want to see yours. Your home will also look more spacious and clean.

2)Clean the windows and doors! Let the sunshine in to give your home a brighter appearance. Be sure that your front door, especially the exterior portion, is clean, including any door knockers and handles.

3)Put away some of your personal items! Family photos and prized hunting trophies are great, but the potential buyer needs to be able to picture the home as theirs. This will be easier to do without as much "you" around.

4)Do some yardwork! A load of fresh barkdust, a good mowing, and weeded flowerbeds will drastically change the initial perception of your home. If you have children's toys and bicycles laying around, put them away somewhere out of the way.

5)Tickle the senses! Before a showing, let some scented candles burn for a while so the scent will permeate the house. Better still, bake some cookies and leave them out for your viewers.

6)Apply fresh paint, if possible. A coat of fresh paint will do wonders for the look of your home, especially in bathrooms and kitchens.

Selling your home is never an easy task, but beginning with these simple steps, you will be on your way. And, if your home takes a bit to sell, you will still be living in and enjoying the improvements you've made!
